Investment Strategy

Recognizing the importance of risk diversification, Altus funds invest in a range of properties, from core-plus to opportunistic opportunities.

Core-plus properties feature high occupancy rates, predictable cash flows, and consistent rent collection and provide the potential for low to moderate risk, compared to core properties, and higher appreciation of the asset over time. Altus works to increase cash flow through minor renovations, improving management efficiencies, and tenant diversification.

Value-add investments may require additional improvements with the goal of better positioning the assets to achieve greater total returns. Altus invests in value-add properties with strong existing net operating income but significant opportunities for improvement through strategic operational enhancements, capital improvements, or market repositioning.

Opportunistic properties require a high degree of enhancement. This risk category includes development of raw land and niche property sectors. Altus’ opportunistic investments include ground up multi-family developments and industrial assets.

Investment Funds

Actively managed, diversified, real estate funds where capital is provided by institutional equity investors, wealth management firms, and successful accredited investors.

Altus currently manages three closed-end discretionary funds. Closed funds include Altus Realty Income Fund I and Altus Realty Income Fund II, populated with commercial real estate assets that Altus is actively operating. Open funds include Altus Realty Ventures III, which follows a value-add investment strategy, primarily targeting industrial and office assets with diversified multi-tenant income streams, institutional quality attributes, and infill locations.

Partnerships

Altus partners in a variety of structures including syndications and institutional joint ventures, in addition to closed-end discretionary funds.

Altus forms syndications with family wealth offices and high net worth investors, where Altus has acted as the steward of investor capital — acquiring the properties, arranging financing, managing operations and leasing, and disposing of the asset.

Case Studies
Altus Industrial Portfolio
An aggregated group of industrial assets benefited from capital improvements and customized, asset-by-asset strategies, increasing value by approximately 25%. The Altus Industrial Portfolio is a seven-building industrial portfolio spread across four industrial sub-markets in St. Louis. The portfolio features a diverse tenant mix, prime infill locations, and excellent visibility to the surrounding business parks.

Sappington Square
Off-market access provided the opportunity to dramatically reposition and re-market the asset, resulting in a net operating income (NOI) increase of 400%. Altus acquired Sappington Square soon after construction finished through an off-market REO transaction. Volatile ownership had left a negative perception in the leasing and tenancy communities, with limited existing tenant appeal.
